Do You Need A Home Inspection In Today's Competitive Market?

Do you need to do a home inspection in the competitive market that we have in our Valley?  

Many Sellers are saying they will only sell "as is" and therefore do not want the Buyer to have dates in the contract to inspect, object and then ask for repairs to any small or large items that need attention.

After years of experience, and the counsel of a top attorney, Team Black Bear recommends that our buyers always put in dates that allow them to have a qualified inspector look at any home they would be making an offer on, but not necessarily putting in dates to object.  

Therefore, we set our buyers up to have a home inspection and know what they are getting into, with only the options of canceling the home purchase or going forward with the purchase.

Most sellers are fine with this arrangement, as most sellers' attorneys would probably encourage the sellers to allow an inspection, to show that they are not attempting to conceal any latent defects.  This allows the seller to know they will not take their home off the market and then have the Buyer ask for excessive repairs or price concessions.

Our goal is always to protect our clients, but make it possible to go forward with a purchase whenever possible.
